Terms & Conditions:

~ MAXIMUM TENANTS PER APARTMENT : 2 BEDROOM APARTMENT - Maximum 4 Adults ; 3 BEDROOM APARTMENT - Maximum 5 Adults

~ Child With Parents - There will be no extra charge for additional of 2 children under 12 years old occupying the same room.

~ Any additional guests will be charged RM20.00 per person per night

~ Check in time is 2.00 pm. Early check in will only be allowed subject to unit availability. Check out time is 12.00 noon. Any extension (up to 6.00pm) will only be allowed subject to unit availability and with a surcharge of 50% of the daily tariff rate

~ All GUARANTEED reservations will be based upon a first come first served basis as per Guaranteed Booking Fee paid. A Guaranteed Booking Fee equivalent to your total rental is required to secure and guarantee booking

~ All reservations must have a complete rooming list with the names of all guests, age and arrival details. The Management reserves the right to release all reservations where payment of the Guaranteed Booking Fee has not been made

~ Security Deposit is payable upon arrival by cash or credit card and is refundable after deduction of any incidental charges, if any, upon checking out

~ No cancellation charge will be levied provided that the Management receives a 14 days written notice before the check in date. In this case, the guest will receive a full refund of payments made.

~ For cancellation made less than 14 days prior to the check in date, all prior payments will be held in credit for use by the same guest within a 1-year timeframe starting from the cancellation date. Should the total payments be less than 50% of the total rental charge, the difference shall have to be paid by the guest upon cancellation of the booking. Any amounts paid in excess of 50% of the total rental charge will be refunded to the guests

~ All Guests and Visitors must register at Reception

~ All Condo / Apartment Rentals must be settled in full before or upon Check In

~ Any Deposits paid to secure Reservations are non-transferable and will not be refunded if not utilized by the date reserved

~ For tranquility of all residents, Visitors are not allowed to use any facilities and must leave Apartment/Condo by 1100pm. Visitors staying overnight in the Apartment/Condo will be charged at a rate of RM15.00++ at Desa Pelangi . This amount will be directly deducted from Security Deposit upon check out

~ The Apartment/Condo and its fixtures, fittings, utensils, furniture and all contents must be kept clean and in good order at all times and upon check out. All units are checked when tenants leave; if our staff discover any disorder, dirtiness, missing items, or the need for any repairs or replacements as a result of the Guests' or Visitors' negligence, the resulting expenses will be borne by the registered Guests

~ Gambling and any illegal activities are strictly prohibited

~ Should there be any unusual activity, the Management or its appointed staffs, reserves the right to enter and inspect any Apartment/Condo at any time.

~ The Management shall not be responsible for any injury, loss or damage suffered by any person(s), vehicle(s), or properties of the Guests and/or Visitors whilst in or outside the Apartment/Condo

~ Parties, functions and excessive noise are not permitted in the Apartment/Condo. Guests shall keep all TV and Audio equipment volumes set at reasonable levels at all times

~ Swimming Attire/Islamic Swimming Attire is required for all Guests using the Swimming Pool: A surcharge of RM20 per person per day will be charged for non-compliance

~ Additional Items for Desa Pelangi only –
(i) Loss of Car Park Sticker or Apt/Condo Keys - RM 20 and RM45 respectively

(ii) Loss of Access Card & Touch N Go Card - RM 100 each

~ A Surcharge will be levied and deducted directly from the Deposit for the following infringement: Parties, functions or excessive noise ; RM200 for Desa Pelangi

~ Items missing, furniture in disorder or causing dirtiness, burning or damaging to floor, wall, equipment or furniture ~ Guests will be charged directly for damages or missing items should deposit not be enough to cover for amount charged
